Ramping up to be a great year in Real Estate in Austin Texas!  

A week ago I was showing a client a home and my client fell in love with a home and decided to submit an offer.  

I always make sure my clients are qualified before hand, we wrote a letter to go along with the offer explaining that it would be his first home and why he loved the home.  The seller wanted to lease the house back for 2 weeks and my client was willing to let them stay in it at no extra charge.  We submitted $10,000 over asking price and hoped for the best.

We waited patiently on the Seller's agent to respond since it was multiple offers.

We would have never guessed that there were 17 offers on the table!!! 

It is more important than ever to have a Real Estate Agent that is familiar with the market, who is readily available to submit your offer!  Whom also puts you in contact with a great  LOCAL lender to get you qualified Not just  Pre-qualified!

Needless to say my client did not get the house as we would have liked, however we are searching and know we will find him the best home possible!
