Steps To Buying A Home

Buying a home can be intimidating if you aren't prepared.  The options are limitless for location, style, size, etc.

Step 1-What is your buying power?  How much of a mortgage can you afford?  There are many websites that offer free mortgage calculators so you can get an idea of what you will be paying each month for the mortgage payment.

Step 2-GET PRE-APPROVED!  You may already have a lender in mind to use to finance your home.  Most Real Estate Agents can also help connect you with a lender.  You will need a Pre-Qualification Letter from your lender when submitting an offer on a property.  

Step 3-Visit Open Houses.  This is a great way to get a feel for what you want as far as size (1 or 2 story, 3 or 4 bedrooms, number of baths, etc.)  

Step 4-Start your home search!  There are many websites that you can search homes and filter down to what will fit you and your family best.  Zillow,, Trulia just to name a few.

Step 5-If you haven't done so already FIND A REAL ESTATE AGENT!  When buying a home there is no cost for using a Real Estate Agent.  An Agent will help guide you through the homebuying process step by step.  

Step 6-Make an Offer!  Once you find the perfect home your Real Estate Agent will submit the offer to the seller/selling agent.  Don't forget, this is where you will need the Pre-Qualification Letter from your lender.

Step 7-Inspect the home.  It's important to have an inspection for a new home or a resale home.  This inspector will inspect all areas of the home to look for things that could be a problem for you later down the road.

Step 8-Closing!!!  Your Real Estate Agent will communicate with you throughout the buying process with the closing date.  Once you have signed all documents required by the Title Company and the loan has funded you will receive the keys to your new home!
